One of the premier multifamily communities in Lakeville is taking shape with the help of Sambatek’s multidisciplinary services. The Northlake Lofts project's $41.5 million apartment building brings 208 apartments to the city’s Timbercrest district.

This mixed-use, pedestrian-friendly development offers studios, junior suites, and one-, two- and three-bedroom units. Residents have access to shared spaces such as a coffee bar, a fitness center with group fitness space, a pool, a rooftop patio, a community lounge, a game room, a dog run, a pet spa, a private dining room, designated work-from-home spaces, and a sports simulator.  The project is scheduled for completion in spring 2022.

Sambatek worked on the project with Roers, Kaas Wilson Architects, and Bauer Design Build. The development utilized Sambatek’s multidisciplinary approach, from survey to civil engineering, landscape design, and environmental.  Sambatek looked at how the space would perform for the residents using the shared amenities and those living next to them and designed a landscape with all users in mind. Well-organized site use is essential, as land values are too high for an inefficient layout.

We looked at the site and outdoor space individually and collaboratively, working with our partners to creatively create a landscape the residents want to be a part of. This multidisciplinary approach allowed the team to be conscious of the bottom line and find ways to proactively value engineer the project to solve potential issues.

Multifamily is at its peak, with occupancy levels forecasted to remain above 95% for the foreseeable future. The development team selected the location because of the growth in the area and its high occupancy trend in existing apartment rentals. Lakeville is the second-fastest-growing suburb in the Twin Cities metro area, with a population of about 63,000 and low vacancy in its existing apartments.
